En Calli Prpoperty Management we put a great emphasis on the condominium and harmony between homeowner.  This is essencial because we all know that where there are good relations, taking decision is easier.
We follow a 3 stages administration model that helps us be more efficient and allows us to bring a condominium to an operating model of the highest quality decreasing risks and lack of an unappropriate work plan and communication. The model consists of three stages:

    •  Reports (financial y operative)

    • Budget preparation (Expenses - Incomes) based on          historical expenses and revenue.

    • Purchase and quotations of goods and services , for          the conservation of the property

    • Monthly reports (financial and operational)     

    • Development of collection notices and payment                  receipts

    • Control of income and expenses

    • Monthly statement by homeowner

    • Generation of ordinary and extraordinary fees     

    • Registration of unidentified payments

    • Bank reconciliations

    • Counselling for compliances of the condominium                obligations with the SAT, IMSS and Finance of                   Nayarit.

    • Recovery of overdue fees

    • Payment of the property services (example: water,              electricity, garbage)

    • Monitor compliance of regulations and agreements

    • Clients complaints and solving problems

    • First contact with authorities and agencies

    • Requirements management with the delegation or               municipality

Operative Functions and duties

 

    • Implement agreement made by the general assembly.

    • Condominium Portal administration (operational                  financial information, notification alerts, voting,)

    • Implement and monitor maintenance plan ( Preventive        and corrective)

    • Recruitment and supervision of subcontractors

    • Manage services provided by third parties not                    contracted by Calli Property Management

    • Manage job roles. Eg. Cleaning schedule,                          maintenance, monitoring security

    • Emergency Service 24 hours.

    • Photographic work report and activities in the                      condominium

    • Supervision of external suppliers (gas, spraying,                masonry, plumbing, etc.)

    • Attendance and punctuality report

    • Continuous walkthroughs in the condominium to                  monitor and manage the staff

    • Annual income and expense budge submitted to the          assembly for approval
